The concluded temporary lease agreement for the holiday home is concluded between you as the tenant and the owner of the house. The subject of the contract is the temporary provision of the holiday home for residential purposes.
1. conclusion of the contract
1.1 With the written booking confirmation (but not with the reservation enquiry) the client (tenant) offers the conclusion of a binding contract to the landlord or his representative. The landlord confirms all relevant booking information (day of arrival and departure, number of persons, price). For short-term bookings, telephone confirmations are also accepted, which are confirmed in writing upon arrival.
1.2 Until the beginning of the holiday the tenant can demand that a third party takes over the rights and obligations from the holiday home contract. The landlord can object to the entry of the third party if this does not meet the special requirements for a holiday home stay or legal regulations are contrary. If a third party enters into the holiday home contract, he and the tenant are jointly and severally liable to the landlord for the rental price.
2.1 The advance payment is usually 20% of the rental price and is due upon receipt of the booking confirmation / invoice and must be received by the host within 10 days of the date of the booking confirmation / invoice. The balance is normally paid up to 8 weeks before the start of the rental period. Special arrangements can be made and should be confirmed in writing (by email). If payments are not made in accordance with the contract, this can be interpreted as withdrawal of the tenant from the rental contract in accordance with point 5. Thus the payments fixed there become due.
2.2 Possibly agreed additional costs (further services: bike rental, shopping service etc.) are to be paid on site.
2.3. Rental prices are usually indicated as daily prices and in Euro.

3. the rented cottage
3.1 The object rented by the tenant is the property of the named owner (see above). For the description, equipment and cleanliness the landlord takes over the responsibility only as far as this is possible with constantly changing tenants.
3.2 The maximum number of persons allowed to occupy the cottage is that indicated in the description. Should more people occupy the house at short notice, an agreement with the owner is necessary. Otherwise the landlord may refuse to accept any surplus persons.
3.3. the rental is normally for at least 7 nights in the summer season, shorter stays are possible if less than 7 nights are available between 2 existing bookings. The journey takes place starting from 17 o'clock or after arrangement, the departure to 10:00 o'clock or after arrangement.
3.4 If the tenant does not appear on the day of arrival, the contract will be considered terminated after a period of 48 hours without notice to the landlord or his representative. The landlord or his representative can then freely dispose of the object.
3.5 The use of tents and camper vans is not permitted on the property. The tenant is responsible for keeping the rented property clean, additional cleaning can be booked against payment. On departure, the rented property is to be left with the inventory swept clean. The final cleaning will be carried out by the landlord's staff on site. The fee, if raised, stands in the description of the house and is called in the reservation confirmation.
3.6. Pets are allowed only after written confirmation by the landlord. The indication of breed and quantity is a condition. If, however, one or more pets not specified are found in the holiday home by the landlord or his local representative, the rental contract is considered terminated without notice. This also applies to the number of persons indicated. In this case any claims for damages to the landlord are void.
